The King’s Landing is focused on providing the best possible experience for our members. The preservation of the majesty and uniqueness the resort is foremost and thus there are certain requirements based on but not limited to the following Terms and Conditions. For Lot Owners the Restated Declaration of Covenants, Conditions and Restrictions – CCR’s are included as part of your ownership package include with the title of your Lot. For renters, a complete Terms and Conditions is provided with your rental contract.




    Motorcoach Classification, Size and Age

    The King’s Landing is a Class A and certain Class Super-C motorcoach resort. We define Class A in the traditional sense meaning motor homes and converted buses that have a flat front. We define permitted Class Super-C Vocational Truck Chassis is one based on a class 7/8 vocational truck chassis with a minimum GVWR of 30,000 lbs. We understand the appeal of other types of coaches and trailers, but we don’t have a provision to host those units as either a guest or owner. Additionally, Class A motorcoaches must be a minimum of 30 feet in length and coaches older than 10 years of age are permitted subject to approval.     Casita Bungalows

    Except where expressly stated, Casita bungalows are NOT included in the rental.  

     




    Lot Changes

    We are a lot ownership resort which means that, in the unlikely event the owner of the rental lot you selected sells or removes the property from the rental pool, you will be notified as soon as possible to discuss a suitable replacement lot.




    Marina

    Marina slips and watercraft rentals are managed through the Welcome Centre




    Deposits and Balance Due

    All reservations made 10 days or more prior to arrival require a 50% deposit to hold chosen dates with the balance due 10 days prior to arrival. Reservations made within 10 days of arrival will be charged in full for the entire reservation.

    Cancellation Policies

    Cancellation of a reservation 10 days or more prior to arrival will result in a $50 processing fee. Cancellations made less than 10 days before arrival will result in loss of 50% of the entire reservation cost (including bungalow costs if this option was selected on your reservation).




    Pets

    The King’s Landing welcomes pets but to ensure everyone's comfort and safety, pet owners must comply with the following rules. There is a 2-pet limit per lot. No temporary fences or enclosures are allowed on The King’s Landing lots. While outside, pets must be on a leash that is no longer then 6 feet, they must be supervised at all times, and their waste must be picked up immediately and properly disposed of in dumpsters. The King’s Landing has many beautiful common areas where you can walk your pets, but please do not allow your pets to walk on private lots. You can enjoy a convenient off-leash pet area located behind the tennis courts. Except for service animals, pets of rental guests are not allowed in bungalows, clubhouses or in the pool area. Note that aggressive animals are not permitted at anytime.




    Outdoor Fires and Decor

    Fires are a big part of the RV lifestyle, and important to us at The King’s Landing as they are a wonderful way to spend a crisp evening outdoors! To ensure that all our guests and owners enjoy their evenings without smoke from wood fires, we limit all fires including BBQ's to gas only. If you are not staying on a lot with a gas fireplace, we encourage you to enjoy the oversized fireplace in the Main Clubhouse, or even better, make friends with one of our lot owners, many of whom have spectacular fireplaces and fire pits. Guests are encouraged to enjoy the natural beauty and landscaping of the resort rather than decorate their sites with temporary or permanent ornamentation. Using outdoor tents, hammocks hung from trees, lawn decorations, flags, screen rooms or other temporary enclosures are prohibited, however application can be made to the Architecture & Aesthetics Committee.   .




    Garbage

    The King’s Landing does not have curb-side pickup of trash, so please dispose of your bagged garbage in the wildlife proof dumpsters located at the North Parking lot or South Entrance Maintenance Yard. All Garbage on the owner's site must be kept in a wildlife proof container. No loose garbage or debris.      




    Check-in and Check-out

    We ask our guests to check-in after 1 p.m. (3 p.m. for Bungalow rental) and check-out by 12 noon on your day of departure. Please notify us as soon as possible if you would like to check-in early or check-out later.




    Quiet Hours

    Nights are spectacular with amazing views of the Northern Lights under fresh clean air of Alberta skies. We hope you enjoy your evenings and nights but be courteous to your neighbors by observing quiet hours from 10 p.m. through 8 a.m..




    Driveways (Pads)

    We ask that you please do not drive or turn around on lot driveways except the one you are renting.




    Washing Vehicles

    We encourage guests to keep their rigs looking spiffy. Please feel free to wash your motorcoach and tow vehicles on-site yourself or hire one of our local professional detailing companies to do the work for you. Please contact our helpful office staff at the Welcome Centre for booking one of our wash and service bays.




    Financial Responsibility

    Renters assume full financial responsibility for all damage that they or their guests cause to any property within The King’s Landing.




    Smoking

    Smoking is not permitted in any bungalow, clubhouse or pool area. A $250 fee may be charged for ionization if smoking in unauthorized areas is detected.




    Pool Use & Hours

    The pool is generally open 24-hours a day and we ask that guests please be courteous in your use of the pool and pool area, taking extra care to limit noise. During poolside social events we would ask that you refrain from swimming. The King’s Landing pool and spa may need to be closed occasionally for maintenance and special events. We do not have a lifeguard on duty so guests may use the pool and spa at their own risk. For safety reasons, we do not allow glass containers or pets inside the fenced area surrounding the pool. All children under the age of 16 be accompanied by parents and/or grandparents in the clubhouses and pool area.




    Golf Carts, Scooters, ATVs, Razors, etc.

    At The King’s Landing we love all of the toys that come with enjoying the great outdoors. However, due to noise and pollution restrictions, we do not allow gas powered golf carts, scooters, ATVs, Razors, etc. within the resort. All vehicles with the exception of cars and motorcycles must be electrically powered. Ask about storage of such vehicles in our secure yard.




    Trailers

    Trailers cannot be stored on the rental lots. The King’s Landing staff will assist with moving your trailer to an authorized storage area for the duration of your stay.




    Walking

    We encourage walking along the scenic footpaths, roadways and common areas here at The King’s Landing. We ask guests to respect the privacy and lifestyles of one another by not walking on private lots or visiting the many lovely, custom-designed living spaces uninvited. Our sales staff is happy to arrange tours for viewing bungalows and private outdoor environments. A tour with our team may be scheduled at the Welcome Centre.




    Welcome Centre & Hours

    The Welcome Centre is located across from the main. The Welcome Centre is the place where you register upon arrival, meet with our team, plan your stay, schedule a tour of the resort. The Welcome Centre hours are Mon.-Sat. 9:00 AM to 5:00 PM and Sunday 1:00 PM to 5:00 PM (hours may vary throughout the year so please contact the Welcome Centre to confirm).

    Payments

    Credit card payments can be made by Visa, Mastercard, American Express and Discover. Note that there is a credit card fee that matches the processing fee charged by your credit card company which varies between credit card companies. Ask a team member for an up-to-date list of credit card fees.
